Signs of Foundation Problems in Houston Homes

A door catching, a crack that looks new, and no idea which signs of foundation problems actually matter. The useful question is not whether it is there but whether it is moving.

How to tell if foundation problems are serious?

Seriousness shows in pattern and progression rather than in the existence of any single crack, and almost every house in this region has cracks somewhere.

Three questions separate a finding from a feature, and you can answer all three without a contractor.

Is it active? Mark the end of a crack with a pencil line and write the date beside it. Come back after a season turns, wet to dry or dry to wet. A crack that has extended past the line is live. One that has not moved across a full cycle is a record of something that already finished, and history does not need supports.

Is it differential? A house that settled evenly has moved without being racked, and often shows almost nothing inside. A house where one area dropped while another held is being twisted, and twisting is what opens brick joints, throws doors out of square and cracks tile along a line. Differential movement is the damaging kind.

Is it structural or cosmetic? Damage to things that carry load matters. Damage to finishes usually does not, at least not yet.

Where the house sits inside the city limits, the repair that follows any of these findings is a permitted job. The Houston Permitting Center puts it plainly: “Applicant must pay for permit prior to construction.” Knowing that in advance is useful, because it tells you the timeline is weeks rather than days.

The one at the top of that table is the exception to everything else on this page. Horizontal cracking in a brick or block wall suggests something pushing sideways rather than something settling downward, and it is the single symptom that justifies calling someone promptly rather than measuring for a season first.

There is one more distinction worth drawing, because it changes what you should be looking at. Symptoms inside the house tell you the frame is being racked. Symptoms outside tell you which part of the structure moved. A door binding upstairs is information about the building; stair step cracking above a specific window tells you the corner under that window dropped. Walking the exterior and noting where the damage concentrates gives you a direction, and a direction usually points at a cause: a downspout discharging at that corner, a bed watered daily on that elevation, or a mature tree within its own height of the slab there.

Photographing the exterior systematically, one elevation at a time with the date visible, is worth an hour. It gives you a baseline no inspection can reconstruct later, and it is the single most useful thing a homeowner can do on the day they first notice something.

Everything else on the list rewards patience. Foundation movement in Houston is slow, and a house that has been moving for years will still be there in six months. The correct response to most of these symptoms is to mark, date, photograph and wait one season, which costs nothing and tells you more than any single visit will.

How common are foundation issues in Houston?

Common enough to be an ordinary part of owning a house here rather than a sign that something went wrong with yours.

The reason is geology combined with weather, and both halves are measurable. Harris County area clays are montmorillonitic, the common clay mineral with the highest expansion coefficient found in residential construction. Wet it and it swells; dry it and it shrinks and cracks, pulling away from whatever sits on it.

The weather then cycles that clay hard. Weather records put the Houston area at about 50 inches of rain a year, and the same records show 2011 at 24.57 inches for the entire year, with only 1.22 inches falling between March and May, the driest spring on record, and nearly 40 percent of Southeast Texas in exceptional drought by early April. A slab measured at those two extremes reads as two different houses.

The ground itself is not uniform across the metro, which is why symptoms differ by where you live. US Geological Survey mapping identifies three Pleistocene formations at the Harris County surface: the Willis, the Lissie and the Beaumont. The Beaumont is younger, clay rich and 300 to 900 feet thick, covering about 17 percent of the county surface and dominating the coastal side. The Lissie is older and sandier, covering roughly 36 percent. North around Cypress Creek the surface is mostly tan sand with smaller amounts of gray clay.

What that means for what you are likely to see:

  • On the coastal clay, toward Pearland, Friendswood and League City, broad areas tend to move together, so whole elevations shift and interior damage can be modest even where movement is real.
  • On the sandier ground, north and west toward Cypress, Spring and Katy, movement is more often local and follows water: an irrigation line, a downspout, a tree root zone. One corner drops while the rest of the house sits still.

Housing age matters too. The Census Bureau’s 2024 American Community Survey puts 16.7 percent of Houston’s housing stock before 1960 and 47.0 percent before 1980. Slab-on-grade became the dominant Texas residential foundation through the 1960s, so older inner neighborhoods carry a real pier and beam tier where the symptoms and the repairs are different from the suburban slab picture.

None of this means every Houston house needs work. It means movement is normal, and the useful skill is telling ordinary seasonal behavior apart from progressive failure.

When to worry about uneven floors?

Worry when the slope is measurable, when it is growing, or when it is doing damage above it. A floor that merely feels slightly off is not, on its own, a finding.

Start with the tolerance, because it resets most people’s expectations. A quarter inch of fall across forty feet is ordinary in a Texas slab. Two and a half inches across the same run is a different matter. Between those two numbers sits a wide territory where a second measurement matters more than urgency does.

Three checks you can run this weekend:

  1. The ball test, done properly. A marble tells you a direction, not a magnitude. Run it in several rooms and note whether everything drains toward one corner of the house, which suggests a single settled area, or toward different points, which suggests something more complicated is happening.
  2. The gap check. Look where skirting meets floor along a whole wall, and where a run of kitchen cabinets meets the counter. A gap that opens and closes along the length of a run is a slope you can see rather than one you can feel.
  3. The seasonal photograph. Photograph the same door in its frame in March and again in September. A door binding in one season only is riding the soil cycle. A door binding in both has stopped returning.

Signs a sloping floor has become structural rather than cosmetic:

  • Tile cracking along a straight line rather than at a point of impact
  • An interior door frame visibly out of square, with a tapering gap along the top edge

  • A slab crack with a vertical lip, so one side sits higher than the other
  • Floors that give underfoot, which on a pier and beam house points at the structure below rather than at the soil

That last one is worth separating out. A springy floor is not a slab symptom at all; it is a pier and beam symptom, and it suggests a failed shim, a settled pier or decay in a girder rather than clay movement. On an older Houston home it is the single most useful thing to notice, because it directs the inspection underneath the house where the answer actually is.

One Houston specific caution. On clay, floors genuinely improve after heavy winter rain as the ground swells and pushes the slab back up. Doors start closing again and homeowners conclude the problem resolved itself. It has not; that is the same cycle running the other way. Measuring only in spring produces the same comforting and wrong conclusion every single year while the baseline drifts downward underneath.

How much should a foundation settle?

Those are a way to read a measurement, not a specification, and the bottom row governs the others. A house that moved two inches over thirty years and stopped is in a fundamentally different position from one that has moved half an inch in eighteen months, even though the second number is smaller.

Which is why rate is the thing to establish first, and why a single survey cannot establish it. An elevation survey measures where the floor sits today. It says nothing on its own about whether the house arrived there over three decades or over the last two seasons. Distinguishing those takes either a second survey a season later, or a cause with a date attached to it, such as a confirmed plumbing failure or a drainage change you can point to.

Rate is also what separates an urgent job from a patient one financially. Movement that has stopped presents a fixed, knowable scope that will cost roughly the same next year. Movement that is progressing presents a scope that grows, along with the damage above it in brick, tile and plumbing that no foundation quote includes. That is the real argument for acting on an active foundation and the real argument for leaving a dormant one alone, and both arguments rest on the same measurement.

There is also a limit on what any repair can deliver, and it bears on how much settlement you should be willing to live with. A lift recovers most of the lost elevation, not all of it. Chasing the final quarter inch cracks finishes and is a poor trade. On an older house the case is stronger still: a home that has been settling since the 1950s has had every door, every run of trim and every finish adapt to its present shape, and forcing it back to a theoretical datum damages all of it. A crack is a symptom. Sealing it restores appearance and keeps water out, and where the concrete has finished moving that is a complete and sensible repair. Where the ground beneath is still moving, the sealed crack reopens or a new one appears beside it within a season or two.

So the first question is never how to fill it. It is whether it is active, and the dated pencil mark answers that for nothing.
